SEAI individual energy upgrade grants let you improve your home one measure at a time. You choose the upgrade, you arrange the work with a registered contractor, and the grant is paid back to you once the job is complete and inspected.

Supported measures typically include attic and wall insulation, heat pumps, solar PV, heating controls and a post-works BER assessment. Grant values differ by measure and by property type, and SEAI revises them from time to time — so we confirm what your home qualifies for at survey rather than quoting a figure that may have moved.

The route suits homeowners doing one or two measures at a time, spreading the work across years, or starting with the upgrade that pays back fastest. If you’re planning a larger package, the One Stop Shop route is usually the better fit.

Eligibility & The One Rule People Miss

Apply before the work starts. Grants are never paid retrospectively.

The basic conditions are consistent, even as the amounts change:

  • The home must be old enough to qualify — schemes set a build-date threshold, and it varies by measure
  • You must apply before the work starts — grants are not paid retrospectively, and this is where most people come unstuck
  • The contractor must be on the SEAI registered list for the measure being installed
  • A post-works BER is required and is itself grant supported

Individual Grants or One Stop Shop?

Individual grants put you in the driving seat: you hold the applications, you sequence the work, and you deal with each contractor. That’s fine for one measure. Across four or five it becomes a project management job.

The One Stop Shop route hands that back to us. We survey, design the package, apply for the grants, coordinate every trade and handle the compliance paperwork, and the grant is netted off your bill rather than reimbursed to you afterwards. It typically unlocks a higher level of support than the same measures claimed individually.

Which route suits you

One or two measures, done when it suits you, with the cash flow to pay up front and claim back: individual grants. A deep upgrade, several measures at once, a target BER, or heat pump readiness: One Stop Shop. We’ll tell you which one your project actually is.

Can I apply after the work is done?

No. The application has to be approved before work begins. This is the single most common reason homeowners lose out.

How long does approval take?

It varies with demand at SEAI. We’ll give you a realistic timeline at survey and plan the work around it.

Can I use my own builder?

Only if they’re on the SEAI registered contractor list for that measure. If they’re not, the grant won’t be paid.

Do I pay the contractor the full amount?

On the individual grant route, yes — you pay in full and SEAI pays the grant to you afterwards. On the One Stop Shop route the grant is deducted from your invoice instead.
