How External Wall Insulation Works

A continuous insulated layer on the outside of the building, finished in render.

Solid-wall houses built before the 1980s lose more heat through their walls than through anything else. External wall insulation is the most effective fix available — a continuous insulated layer fixed to the outside of the building and finished in render, so the whole envelope is covered without a break.

Insulation board is mechanically fixed and bonded to the existing wall, then reinforced, basecoated and finished with a weatherproof render or brick-effect finish. That continuity is what separates it from the alternatives: every junction, reveal and corner is detailed so heat can’t find a path out. It also moves the dew point outside the structural wall, which keeps the masonry warm and dry rather than cold and prone to condensation.

Because the work happens outside, you keep every centimetre of floor space and stay living in the house while it’s done.

Where It Makes the Biggest Difference

Best suited to solid-wall and hollow-block homes with no cavity to fill.

External wall insulation is the right answer for:

  • Solid-wall homes — pre-1940s construction with no cavity to fill
  • Hollow-block houses — extremely common across Ireland and very poor performers thermally
  • Homes with a tired external finish — you’re getting new render regardless, so the insulation is doing double duty
  • Deep retrofit projects — where you’re targeting a significant BER jump and heat pump readiness

It’s less suitable where a property is protected, where the external appearance must be preserved, or where boundary lines leave no room to build out. In those cases internal wall insulation is usually the route.

Most external wall insulation problems aren’t about the boards. They’re about everything around them — window reveals, eaves, sills, downpipes, service penetrations, and the join where the insulation stops at ground level.

Grants and eligibility

External wall insulation is grant-supported through SEAI, both as an individual measure and within a One Stop Shop deep retrofit. Eligibility depends on the age of the property and the route you take. We manage the process end to end — eligibility check, application, technical documentation and post-works compliance.

Typically 100–150mm depending on the system and the performance target. We’ll confirm the build-up after survey.

Will it change how my house looks?

Yes — the walls come out further and get a new finish. Most people see it as an improvement, but it’s worth discussing finishes and colours early. Brick-effect finishes are available where a render look isn’t wanted.

Do I need planning permission?

Usually not for a standard dwelling, but protected structures and some estates have conditions. We’ll flag it at survey stage.

Can I stay in the house during the works?

Yes. All the work is external. Access and scaffolding are the main disruptions.
